OMNIYAT returns to Port Hercule for the third consecutive year as the 35th Monaco Yacht Show brings together over 120 superyachts and 560 exhibitors from September 23-26. The Dubai-based ultra-luxury developer, serving as Official Sponsor of the Monaco Yacht Show VIP Experience, will present its portfolio of waterfront residences to an international yachting community already familiar with life on the water.
Established in 2005, OMNIYAT has built its reputation through landmark projects including The Opus by Zaha Hadid and One at Palm Jumeirah, which set records for sales value upon its launch. Marasi Bay redefines waterfront living in Burj Khalifa District
At the center of OMNIYAT's presentation stands Marasi Bay, a waterfront destination in Dubai's Burj Khalifa District conceived as an integrated ecosystem for life beside and on the water. The development combines private residences with hospitality, wellness, dining and leisure facilities, all connected by direct water access. A waterfront padel court, running track, art trail and resident-only wellness spaces create an active outdoor dimension to daily life by the bay.
The Lana Hotel and Residences, Dorchester Collection, Dubai, which opened in Q1 2024 as Dorchester Collection's first hotel in the Middle East, anchors the destination. Designed by Foster + Partners, the property features the region's first Dior Spa and comprises only 39 residences across 29 floors, with interiors by Gilles & Boissier. In June 2025, OMNIYAT acquired Marasi Bay Island, introducing the Burj Khalifa District's first beach club as part of its vision to establish Marasi Bay as Dubai's premier ultra-luxury waterfront destination.
VELA and VELA Viento, Dorchester Collection, Dubai, form a pair of sister waterfront residences overlooking Marasi Bay. VELA Viento rises 180 metres above the bay and features 95 residences designed by Foster + Partners, with floor-to-ceiling windows providing views of the Burj Khalifa, Downtown Dubai, and the waterfront below. Palm Jumeirah portfolio approaches delivery milestone
On Palm Jumeirah, The Alba, Dorchester Collection, Dubai offers a contrasting expression of waterfront living centered on sanctuary. Dubai's real estate market recorded AED 528 billion in transactions in 2024, a historic high, with coastal properties commanding a 25-40% rental premium over comparable inland equivalents.
